

General Terms and Conditions for Student Housing
1. Introduction
Welcome to Tel Aviv Housing for Students. By using our website and services, you agree to comply with and be bound by the following terms and conditions. Please read them carefully.
2. Definitions
Property: The apartments and rooms offered for rent through our website.
Landlord: The owner or manager of the property listed on our website.
Tenant: The individual renting the property.
Agreement: The rental agreement between the Tenant and the Landlord regarding the rental of the Property.
3. Rent and Payments
Rent: The monthly rental amount specified in the rental agreement. The first payment is due upon signing the agreement, with subsequent payments due monthly in advance on the 1st day of each month.
Deposit: A security deposit is required upon signing the agreement, payable via wire transfer, credit card, or cash, as applicable. The deposit amount shown on the booking screen is not the final refundable amount. From the deposit, the following amounts shall be deducted:
* A one-time agency fee of 500 NIS.
* A monthly fixed amount of 490 NIS for bills and utilities.
The remaining balance of the deposit, after the deduction of the agency fee, monthly bills, utilities, damages, missing items, debts, or any other applicable charges under this Agreement, will be charged back or refunded within 90 days from the Tenant’s check-out date, provided all contract terms are met.
If the actual bills, utilities, or related expenses are higher than the monthly fixed amount of 490 NIS, the agency and/or Landlord may deduct the additional amount from the deposit. If the deposit is insufficient to cover such expenses, the Tenant shall be responsible for paying the outstanding balance.
4. Utilities and Services
Fixed Amount: A fixed utility charge of 490 NIS per month will be allocated from the deposit to cover utilities and services such as Arnona, Vaad Bait, electricity, water, gas, Wi-Fi, and other related household expenses.
Excess Utility Expenses: If utility expenses, bills, or related costs exceed the fixed monthly allocation of 490 NIS, the agency and/or Landlord may deduct the additional amount from the deposit. Any remaining unpaid amount may be charged to the Tenant separately.
Refund of Remaining Deposit: If utility expenses are within or below the fixed allocation and there are no outstanding debts, damages, missing items, or other applicable deductions, the remaining deposit balance will be refunded or charged back within 90 days from the Tenant’s check-out date.
Cleaning Services: An additional monthly charge from the deposit may cover the cleaning of common areas. Cleaning of personal bedrooms will incur an extra fee.
5. Additional Costs
Late Payments: Charges apply for late rent payments:
50 NIS for payments from the 3rd to the 7th day.
An additional 50 NIS for each subsequent week of delay.
Damages and Missing Items: Costs for damages or missing items will be deducted from the deposit.
Debt Settlement: Outstanding debts must be settled promptly to comply with the contract terms.
6. Tenant Obligations
Use of Property: The Property is for private residential use only.
Maintenance: The Tenant must maintain the Property in good condition and notify the Landlord of any disrepair.
Behavior: The Tenant must not engage in activities that cause nuisance or damage to the Property or disturb other occupants.
7. Landlord Obligations
Peaceful Enjoyment: The Tenant is entitled to peaceful enjoyment of the Property.
Repairs and Insurance: The Landlord will maintain the Property and insure it against risks.
8. Deposit
No Interest: No interest is payable on the deposit.
Deductions: Reasonable costs for repairs, damages, missing items, outstanding debts, unpaid rent, agency fees, bills, utilities, cleaning, or any other applicable charges under this Agreement may be deducted from the deposit.
Agency Fee and Bills: The deposit amount displayed during the booking process includes amounts that are subject to deductions, including a one-time agency fee of 500 NIS and a monthly fixed bills allocation of 490 NIS. If the actual bills or utility expenses are higher, the agency and/or Landlord may deduct additional amounts accordingly.
Refund Timing: Any remaining deposit balance will be refunded or charged back within 90 days from the Tenant’s check-out date, subject to the Tenant having fulfilled all obligations under this Agreement.
9. Termination
Non-Payment: Failure to pay rent or comply with obligations may result in termination and recovery of possession by the Landlord.
10. Notices
Address for Notices: Notices should be served to the Landlord at the stated address in the rental agreement.
11. Subletting and Assignment
Restrictions: The Tenant must not assign, sublet, or share possession of the Property without the Landlord’s consent.
12. Extension and Cancellation
Extension Requests: Requests for lease extensions must be made in advance as specified in the rental agreement. Extensions are not guaranteed and are subject to availability and discretion of the Landlord.
Early Termination: The Tenant may terminate the lease early by finding a suitable replacement tenant approved by the Landlord. Without a replacement, the Tenant forfeits the deposit and must continue paying rent until a new tenant is found.
This Agreement affirms the obligation of the Tenant to fulfill rental payments without interruption, irrespective of environmental, social, or global challenges, including but not limited to acts of war, major catastrophes, or other significant disruptions. Rent is due in full and on time as stipulated in this Agreement, contingent upon the absence of official government evacuation orders or mandates that explicitly restrict occupancy of the property. This clause is designed to safeguard the continuity and financial stability of both parties, ensuring a mutual understanding of expectations and obligations even in the face of unforeseen events.
13. Extraordinary Circumstances
Rental Obligations: Rent must be paid in full and on time regardless of external challenges, unless there are official government evacuation orders.
14. Compatibility Clause
Incompatibility: The Landlord may terminate the lease if the Tenant is deemed incompatible with the living environment, forfeiting the full deposit.
15. Lease Extension and Relocation Terms
Requests and Availability: Extensions are subject to seasonal adjustments and availability. Relocation to a different bedroom may be requested if extension is not feasible.
16. Miscellaneous
One-Time Services: Optional services include cleaning service, bed sheets, and towels, which can be requested at an additional charge.
Inventory: Includes standard furniture and appliances as listed in the rental agreement.
Bills Included: Bills typically cover Arnona, Vaad Bait, Wi-Fi, gas, electricity, and water, subject to the fixed monthly allocation of 490 NIS. If the actual bills exceed this amount, the additional cost may be deducted from the deposit or charged separately to the Tenant.
